| At any given time, on any given day, there is finite number of homes for sale. PRAEDIUM’s office policy of no Dual Agency gives you, arguably, the best chance to have access to “everything” on the market. At a bare minimum, we provide unfettered access to what is for sale through the West Penn MLS. Because we originate no listings through our office, we have access to the entire MLS, with no bias to persuade a buyer to purchase any one house over another. |

| “Everything” on the market goes deeper than the multi-list. For example, it is estimated that +/-2-5% of what sells, nationally, is via Private Listing Networks (PLN’s) within real estate brokerages. PRAEDIUM refers to this part of the housing inventory as the “secret stash”. While, to date, the “secret stash” is a relatively small part of the entire housing inventory, it is still a part. When necessary, PRAEDIUM does what it can to gain access to some, if not all, of the “secret stash”. |

| The “secret stash” has been around way before PRAEDIUM was founded. For the last 31+ years, we have developed a vast array of deep relationships with the major real estate companies of the region. They have listings, private or otherwise, that they want to sell. We have buyers who want to purchase. |

| Because of our policy to not originate listings within our office, the other real estate companies, which do list, are much more willing to give us, and therefore, our clients who are purchasing, access to the “secret stash”. Further, there are other, small sources of non-MLS and non “secret stash” properties, such as FSBO’s, etc. We have search strategies for clients to cover these as well. |

| When someone is using the services of a real estate company that will allow for Dual Agency, often that agent, and the company, end up being a mediator. As such, YOU are left to, essentially, negotiate on your own. The agent is left to do little more than pass information back and forth between sides. |

| There are a few other professionals who are behind the scenes in a residential real estate transaction. They include mortgage companies, title and closing companies, insurance companies, home inspection companies, etc. Having them all work seamlessly together is important in you closing on your home in a timely manner. Much in a residential real estate transaction is very time sensitive. |

| Many, if not all the “big brand” real estate companies tout having “all” of those other professions under one roof. They have it all under one roof. Everything can be “seamless” and convenient. That convenience “can” lead to a smooth transaction. |

| However, convenience does not have to exist at the expense of protecting YOU! Those same real estate companies that tout the convenience of “one stop shopping” also have, generally, monetary tie ins with many of those others, such as mortgage, title, insurance, etc. Hence, there can be a monetary motivation on the part of those real estate companies to “push” you towards those other professionals. |

| One of the main reasons to hire a real estate agent and company is to give you unbiased advice. While PRAEDIUM could, legally, have “affiliated business relationships” with many of of those enumerated categories of companies, we have chosen not to. |

| PRAEDIUM does not want to compromise the objectivity of our recommendation. If we were to make “extra” money (i.e. monetarily benefit) from that recommendation, that recommendation would be compromised. |

| As for convenience, PRAEDIUM makes sure that all those recommended companies are in full communication with one another during the transaction. So, the process is both seamless and convenient, without potentially compromising your position. |
